  This Company uses all the Guaranteed Companies, to provide Financial Institutions, Investors, and Owners the ability to have a ONE CALL for its Asset Management.  In today’s economic market, Financial Institutions need a ONE CALL source to provide them with:  Recovery of Asset, Winterization and Securing Asset, Maintaining Asset, Accessing Asset Determination of Value, Best Use of Asset, Rehabbing and Fixing Asset to gain Value, Marketing of Asset, Security of Asset, and accurate Reporting of Asset to insure partner’s asset is protected.  Guaranteed Asset Management will provide our partner with the most professional, accurate, honest, and Economically Feasible management of the asset and the highest possible disposition price available in the market.  
       
  The following are the services provided :

• Receivership Services
GAM acts as a Court Appointed Receiver for immediate control of the Asset and provides all of our services to effectively maintain, operate and report on Asset during the selected time period.

• Recovery of Asset
This is the first step in the process. Partner will call GAM, Guaranteed Asset Management to inform of acquisition of Asset. GAM and its personnel will recover the asset. At the time of acquisition, GAM will provide partner with detailed pictures of assets and if necessary, use Legal sources to obtain entry. GAM will determine the level of Security which will need in securing this asset and advise partner.

• Winterization and Securing Asset
Once Asset is recovered, GAM will proceed on cleaning out asset if needed and change locks, etc. GAM will Winterize and secure all openings with plywood if needed. After the service, again, GAM will provide pictures of the asset to the partner.

• Accessing Professional Asset Determination
Once the Asset is secured, winterized, GAM will provide a detailed Determination of Asset Value (Comparable Sales)…as it sits; as is. GAM will provide a realistic value of Asset to determine the basis of the investment by partner and if it is Economically Feasible to improve the value of Asset.

• Accessing Professional Best Use and Feasibility Analysis
Once the determination is made to the basis of the Asset, GAM will provide a Best Use and Feasibility Analysis of Asset for Partner. This will include the local market where asset is located, the possibilities of converting asset to a rental and then selling as Investment, or providing an alternative use to the asset.

• Upgrading and Improving Asset
If determined that Asset should be upgraded or improved, GAM will provide its partner with a detailed estimate to upgrade and Improve Property to maximize the income potential of Asset. Once approved by partner, GAM, will Contract work to be performed within the estimate and market accordingly.

• Maintaining Asset
After the recovery and until the disposition of Asset, GAM will provide WEEKLY services of Asset. This includes Lawn Maintenance, Snow/Ice Maintence, and Trash Services. Each week a GAM employee will examine Asset and provide detail Pictures of Asset to partner via a secured Web Site. These pictures will be updated weekly and maintained for a month so Partner can review and view.

• Securing Asset
If elected, GAM could provide Security of the Asset via means of Protected/Electronic Security…if the partner deemed the asset necessary of this service.

Marketing of Asset
Once the Partner directed GAM to the Asset Disposition Plan, GAM would employ its sister company, GRS via ReMax, to List the Property for Sale in the MLS and all other available avenues. GRS’s personnel would actively market the Asset and bring the highest and best Disposition Value to the Partner.
